Urban Design Group served as architect and historic tax credit consultant for the adaptive reuse of the headquarter building of Fidelity & Deposit Company, transforming the long-vacant, historically significant office tower in downtown Baltimore’s Charles Center into a vibrant mixed-use multifamily development. The project preserved defining architectural features, addressed structural deterioration, and integrated a new egress stair to meet modern life safety codes. Working closely with local building and fire officials, the team secured federal and state historic tax credits while maximizing livable space within the original commercial structure. The completed development revitalizes a prominent downtown intersection, honors the building’s legacy—including its survival of the 1904 Baltimore Fire—and demonstrates the transformative potential of historic preservation in urban renewal.
