This high-end residential development is the result of a complete architectural transformation of an existing apartment building located in Voula, a coastal suburb of Athens. Originally constructed in 1992, the building occupied a corner plot at the intersection of Matrozou and Metaxa streets and consisted of four residential units, lacking both architectural character and spatial identity.
The client’s primary objective was to convert the existing structure—without demolition—into a contemporary residential building of elevated standards, redefining both its architectural presence and its real estate value. The project therefore focused not only on the complete renovation and upgrading of the interior spaces, but also on the integration of new programmatic requirements, including the addition of an elevator, private swimming pools for the ground-floor and penthouse apartments, and dedicated parking areas.
The architectural strategy for the building’s envelope was driven by the need to create generous outdoor spaces and enhanced privacy for each residence, while simultaneously establishing a strong and coherent architectural identity. The façades are conceived as a geometric composition that articulates the individual apartments as distinct yet unified entities, enveloping them within a single, restrained architectural language.
A key design challenge arose from the existing structural system, where inclined beams dictated the configuration of the balconies. Rather than concealing these constraints, the new architectural shell was designed to absorb and integrate the structural elements. As a result, the perimeter slabs of the balconies are formed with diagonal sections that taper into slender edges, creating a sense of lightness and the visual perception of a floating structure.
The horizontal plates wrap around the building, defining private outdoor extensions while contributing to a homogeneous and discreet façade composition. White surfaces reinforce a minimalist aesthetic and engage in a constant dialogue with the intense natural light of the Athenian sky. Combined with the inclined geometries, this material and formal approach generates a dynamic interplay of light and shadow, allowing the building’s appearance to shift throughout the day.
The interior spaces are characterized by a warm and refined material palette, where earthy tones are complemented by natural wood finishes and porous stone surfaces. This contrast between the crisp exterior and the tactile interior reinforces the project’s ambition: to deliver a contemporary residential experience that balances architectural clarity, spatial comfort, and understated luxury.
