Loja, Ecuador – The 03 98 Building by Espinoza Carvajal Arquitectos is a thoughtful exploration of mixed-use urban architecture, skillfully integrating commerce, offices, and residential living into a cohesive and dynamic structure. Located within 500 meters of the urban center of Loja, the project stands as a prototype for vertical living that enhances the public realm while providing flexible, adaptable spaces for its inhabitants. It is a structure defined by its honest materiality, tectonic clarity, and its deep connection to the city.
A Dialogue Between City and Inhabitant
At its core, the 03 98 Building is conceived as two slender, independent towers connected by a central, semi-exposed circulation core. This fundamental design choice creates a striking vertical composition while fostering a sense of community and interaction. The ground floor is designed with complete permeability, erasing the boundary between the building and the sidewalk. An entrance plaza and porch create a welcoming public space that invites pedestrians in, establishing a continuous dialogue between the private program and the life of the street.
This articulation of volumes serves a dual purpose. Visually, it breaks down the building's mass, creating a lighter, more elegant profile. Functionally, it ensures that every space within the four detached facades receives ample natural light and cross-ventilation, a key consideration in Loja's equatorial climate. The visual interplay between the two towers frames views of the surrounding cityscape and horizon, connecting residents to their environment from every level.
System, Structure, and Sincerity
The architectural expression of the 03 98 Building is rooted in a "brutalist sincerity," where the construction process is made legible. The primary structure of exposed reinforced concrete is complemented by the deliberate use of steel and wood for the vertical circulation and connecting bridges. This clear distinction of systems—the solid, permanent towers and the lighter, articulated core—tells the story of how the building is assembled.
Inside, the residential and office units are designed for ultimate flexibility. The architects developed a system of "wet fringes" and storage zones, allowing for open, unencumbered floor plans that users can adapt to their changing needs.
