Lurín Town Hall has approved building permits for District 7 Urban Plan, after 5 years of administrative process, which included zoning, master plan and technical studies, all authorized by the Urban Development Department, the Metropolitan Transport Agency, the housing Ministry, CAPECO (Peruvian construction chamber), professional associations and service companies.
Construction documents were delivered on November the 6th, including measurements by item; road, paving, gardening and lighting plans; electricity, telecommunications and water supply projects; Sewage network, a water treatment plant and a reverse osmosis plant. Construction works will begin in the second half of 2019.
Description
Informality, an old and controversial issue of Peruvian economy, is the distinctive feature of Lima outskirts. It takes shape through hybrid typologies that put together domestic and productive spaces: The workshop house, the food courtyard, the commercial gallery, the industrial warehouse, the grocery dwelling and the parking beach, building a chaotic but vibrant fabric, connected through micro commerce, the backbone of this spontaneous order.
District 7 has been planned superposing this mixed-use diversity with the highest possible density, looking for exchange and interaction increase in the actually most productive industrial area of the city.
The project is located less than 2 km away from the pacific coast optic fiber city gate. It will be built in 3 phases: Two of them have Light Industry zoning (I2-E) and the third, Residential (RDM), includes sports, educational, health and social housing facilities.
Low density, open block and segregated condominium planning has been avoided. On the contrary, checkerboard urban layout has been chosen, dividing each block into the minimum property units allowed by the zoning regulation.
The project supports the idea of a dense and polycentric Lima, with Lurín as an immediate growth space to the south, structured by two pending infrastructures: the extension of metro line 1 from Villa El Salvador and the connection of the Via Expressa with the Southern Panamerican highway.
