Urban Design Group is leading the adaptive reuse and new construction of the historic Dentsply industrial campus in York, Pennsylvania, transforming the 12-acre site into a vibrant mixed-use rental community. The project preserves key historic structures while integrating 62 new single-family townhomes, 179 multifamily apartments, commercial spaces, and flexible retail, creating a diverse and connected urban neighborhood. Close collaboration with the City of York has enabled the extension of a public promenade along Codorus Creek, improved pedestrian connectivity, and the strategic incorporation of surface lots for off-street parking and phased residential infill. Navigating complex zoning approvals and historic preservation requirements, Urban Design Group has ensured a seamless blend of historic and contemporary architecture, revitalizing the former manufacturing hub into a sustainable, community-focused development. The Dentsply redevelopment honors the site’s industrial legacy while providing housing, commerce, and public space that support York’s ongoing urban revitalization and long-term growth.
