Cinnabar Commons created 245 units of affordable housing on a four-acre site designated by the City of San Jose for the development of city employee housing close to the city center. The three and four story Arts and Crafts inspired buildings are Type V wood frame construction over a concrete podium that contains parking. The units are a mix of studios, one, two and three bedroom apartments and many of the lower units have porches with direct access to the street to create a sense of connection to the neighborhood. In response to neighborhood input, we developed a community park on the site. LDP incorporated sustainable design elements such as a community garden within the project in addition to an adjacent community park for the neighbors. The use of artificial grass at the play area provides a comfortable surface, requires no water and reduces heat gain off the podium. The project was funded using IRS tax credits, San Jose City Housing Tax Bonds, private financing as well as tax-exempt bonds.
