The architectural proposal focuses on a meticulous study and analysis of the new high density allowed in the city.
Starting from the reading of its immediate context, the building located on a large front property decides to divide itself into two bodies. Through this gesture, its built mass is reduced, generating a better relationship and proportion with the neighboring buildings.
We seek to take advantage of the urban potential of the area, generating commercial areas that revitalize pedestrian life and the urban fabric. The integration of the street with the plaza proposed by the project generates breadth and continuity of the public space and invites users to stay.
As a consequence of the new eco-efficiency ordinances implemented in municipal regulations, and convinced that these can be beneficial for the city if they are applied correctly, the building adopts a series of strategies and parameters that have not been in common use in the real estate sector. . Inside the building, a large atrium is generated that allows public-private spatial relationships for users, breaking the paradigm of the circulation corridor between homes.
This large space, in addition to being a great engine of life in the building, generates a series of sustainability benefits: ventilation and natural lighting, the incorporation of a series of hanging pots that contain trees located randomly in the void of the atrium. These reinforce the important presence of nature in the project. This being a repetitive element which accompanies the user from the most public part of the square, to the interior corridors and the garden terrace for private use.
In plan, the project is set back on the front and rear façades to generate balconies that in turn function as solar protection elements on the east and west façades. These balconies, in turn, become the only plastic element of the façade, a game of intertwined volumes that contrast between exposed concrete and white.
A modular type plant is proposed, in which each of the modules is a rational, functional and efficient department. Achieving great flexibility to the project in terms of supply possibilities and adaptability of departments.
