HELGA is a multifunctional complex that combines comfortable housing with a space for business development. The project goes beyond simply integrating commercial units into residential buildings — it aims to create a high-quality symbiosis between business infrastructure and housing, addressing the issue of monofunctionality in newly developed neighborhoods. The complex features two blocks with varied building heights, anchored by a ten-story business center that acts as both a visual landmark and a noise buffer for the residential courtyard.
Located at the intersection of Naukova and Knyahyni Olhy Streets in Lviv’s rapidly developing Frankivskyi district, the complex benefits from its strategic position. The city’s master plan envisions a direct connection to the central bus station and an extension of the tram line, significantly improving transport accessibility and investment potential. Public squares, commercial entrances, and restaurants are oriented toward active pedestrian zones, enhancing street-level engagement.
The design addresses the challenge of integrating the business center with residential buildings while ensuring smooth circulation and acoustic comfort. To break up the 70-meter-long volume, the floor plan includes a central gap and a rotated northern façade that responds to the adjacent church square. The layout maximizes flexibility, with a rational structure that adapts to future tenant needs, supporting a variety of office configurations.
The building's core — housing vertical circulation, restrooms, and mechanical systems — is wrapped by panoramic office spaces that receive ample natural light. An 8-meter structural grid allows for flexible planning: open spaces, meeting rooms, or traditional offices can all be efficiently accommodated. This same grid supports the underground parking and facilitates easy space reconfiguration.
Architecturally, the business center stands out through its dynamic façade, which features a mix of glass and perforated metal. V-shaped concrete columns support an upper volume that visually “floats” above the ground. Sun-shading aluminum fins reduce energy consumption while forming a rhythmic, parametric pattern that changes with the light. A translucent pergola crowns the rooftop terrace, offering panoramic views and hosting various events like receptions, meetings, or private gatherings.
HELGA is undergoing BREEAM certification — an international sustainability standard that evaluates buildings based on energy efficiency, environmental impact, user comfort, and innovation. The project emphasizes sustainability at all stages, from material selection to operation. Inside, the lobby’s restrained design features natural materials and warm tones, combining functional zoning with calm aesthetics. Elements like dried plants and a copper mesh ceiling add depth and texture, creating a refined, comfortable environment for both visitors and staff.
