Bridge Rockaway is the first project in New York City to co-locate supportive and affordable housing with light industrial space. The $118-million project includes light manufacturing units and a 2,000 square-foot community space on the ground-floor with 174-residential units and a 14,000sq ft residents' garden above, spanning in total half a city block.
The 39,000-square-foot light industrial space offers working space to multiple light manufacturing tenants, delivering new economic opportunities and high paying jobs to the neighborhood. It includes 10 units, ranging in size from 1,250 sq ft to 6,000 sq ft, for businesses that might include custom woodworkers, cabinet makers, set builders and garment makers. The space features a loading dock with hydraulic lift and a state-of-the-art finishing room.
Above the industrial space, the residential development consists of two buildings of 5 and 6 stories separated by the 14,000-square-foot landscaped common garden. Bridge Rockaway offers 174 units of supportive and affordable housing including 87 units designated for formerly homeless seniors, veterans, and adults with serious mental illness. Residents have access to the building’s vibrant garden terrace, a reception area with 24/7 staffing, a computer room, community rooms, a bicycle room, and storage and laundry facilities.
Bridge Rockaway‘s goal was to deliver a dynamic program of housing, services and economic development to the Brownsville community. By providing a model for co-locating supportive and affordable housing and industrial space on an underutilized former manufacturing property, while maintaining manufacturing uses, Bridge Rockaway offers a blueprint for future developments, balancing economic needs, social services and critically needed affordable housing. The project has generated considerable interest within the community and showcases how innovative design can meet the needs of diverse urban populations.
