Student housing tower Blok 1 is part of a larger redevelopment scheme which proposes to partly demolish existing post-war housing estates in the Presikhaaf neighbourhood, making way for new, more upmarket housing developments. Additionally, student housing is included in the scheme, as the presence of students will lead to differentiation and rejuvenation of the neighbourhood. Thus, the tower provides Presikhaaf with a much needed social impulse.
Presikhaaf, in general, will have a low density. Blok 1 stands out in this development because of its high density character and its position in the existing ecological zone, serving as a landmark and visual beacon of renewal for the Presikhaaf area. With this in mind, GROUP A designed a building that looks larger than it actually is but blends in with the natural surroundings.
Because of the tower's rectangular floor plan, its elevations vary in width. The narrow elevation gives the tower a tall and slender appearance, whilst the wider elevation functions as backdrop for the surrounding area, closing off the central axis in the Presikhaaf redevelopment scheme. The varying size of the window openings, which are 'scattered' over the façade, ensures that the buildings' size is not immediately clear. To ensure the building does not appear closed off and inaccessible, the façade is punctured by a number of large glass windows that reveal the interior of the building. This particular fenestration also ensures no two dorms are the same.
Blok 1 is the only building in Presikhaaf located within the ecological zone. GROUP A therefore proposed a façade that interacts with its surroundings, and at the same time provides the design with a more layered meaning. The façade will be covered in panelling with a slightly differing finish, creating a subtle pattern that refers to the structure of a tree, without being literally recognizable. This pattern was developed by projecting a tree structure on the façade; the tree structure was then modified by dividing it into pixels, and by subsequently transforming these pixels into an abstract image. Thus Blok 1 forms a unified composition with the surrounding trees.
The ten story building compises a programmatic mixture of housing and support facilities. The ground floor houses support facilities for the students, technical areas and commercial units. Each of the nine upper floors is laid out with ten dorms. The top floor will be used as a communal roof terrace. Within the restricted budget, GROUP A has been able to create a number of high quality solutions, like the large windows on the corners and the roofterrace with its nice views.
