The ‘Wohnbau Berresgasse’ project, which was completed in November 2023, is located directly on the Hirschstetten bathing pond and forms the gateway to the new Berresgasse development area. 99 privately financed flats with generous open spaces in the form of balconies and terraces shape the building and are the defining element of the project. The ground floor houses two commercial premises and spacious communal areas.
The facades at the boundaries of the site are formulated as clear urban edges, while the sides facing the project area are broken up by a play of balconies. Staggering the building sections in between creates exciting views and axes.
The arrangement of the balconies allows for sweeping views and views of the lake, thus creating a connection between the lake and the new residential neighbourhood. The different heights of the buildings, with the low section in the centre, provide an inviting view of the lake and thus offer sufficient lighting for the buildings. Furthermore, the beautiful view is not marginalised and allows beautiful views even from more distant vantage points.
Each flat has access to at least one open space. The design of these open spaces is intended to emphasise the direct lakeshore location as much as possible and create an even greater connection to the lake.
The entire residential building was built barrier-free and barrier-free use was also ensured throughout the neighbourhood. The aim was to make the flats easily accessible for everyone. The flats are perfectly designed for every living situation. Whether for senior citizens or new families with small children, students and couples in love will also find a suitably harmonised flat here. The floor plans have been designed to be flexible enough to allow for possible adaptations. The flats in the new residential neighbourhood are also designed to meet the living trends of the coming years and offer a home for several generations.
The plinth zone includes 2 shops, which, in addition to the direct waterfront location, are inviting and attract visitors of the bathing pond as customers. The commercial premises on the ground floor also offer practical opportunities for residents.
