In this design, an innovative building complex forms a new element of Seestadt Aspern with 77 residential units, a kindergarten and a generous view of the southern side of the lake. The application of various guiding principles was essential for the planning: these include not only the economical use of the available space, but also the consideration of the delicate appearance of the building elements.
In addition, the balustrades of the balconies were adapted to the stepped appearance by using different railing heights and material colors. The exposed concrete balcony bands are laid out in different depths and basic shapes on each side of the building complex, thus creating apartment-related outdoor areas that match the different types of apartments on each of the 7 upper floors.
The gradation of the facade towards the lake not only serves to adapt to the urban context of Seestadt, but was also decisive for the creation of the large, privately usable roof gardens with lake views. In addition to the surrounding green space, there is a generous open space on the west side of the property, including a children's playground, which is also allocated to the kindergarten.
The flowing appearance of the façade is enhanced by double shadow gaps. These make an additional contribution to transforming the residential building into an important visual link and allow it to merge with the adjacent buildings.
