GCBC is the owner, developer, architect, and general contractor for the Aguiro Duplex. This return to a traditional master builder role allowed GCBC extensive latitude with the program and design, as well as an opportunity to incorporate modern and luxury finishes in an affordable product.Uniquely modern in a traditional postwar subdivision, the program for the 0.75-acre site includes a primary residence, one bedroom second unit, gameroom, tennis court, and lap pool. The modern design includes trowel finished, integral-color smooth plaster walls, a stained cedar siding rainscreen, and aluminum windows and doors. Interior finishes include a Boffi Italian kitchen, Viking appliance package, floor-to-ceiling Fleetwood sliding glass doors and concrete floors. Green features include low-e dual-pane fenestration, multi-zone HVAC systems, solar water and electric systems, tankless water heaters, solar orientation and fenestration designed to maximize passive heating and cooling, and native/water efficient landscaping on zoned drip irrigation systems. Despite the large site and luxury finishes, the duplex was built affordably through careful subcontractor management, in-house materials purchasing, and deliberate design decisions.
