The first project to be built and delivered in the Fort de l'Est sector, the 70 social housing units and 4 shops occupy a strategic position in the ZAC, near the tramway and adjacent to the future Parc de Glacis. The project combines the future and the past of the site, and sets the tone.
Anticipating the densification along the chemin de Crèvecoeur, the project is set up in line with the streets. On the park side, it opens up via two large visual openings.
In harmony with the urban form of the future blocks, it is organized in three small buildings, two of which are connected on the first floor by the entrance halls and the shops. A planted passageway takes place on the first floor: initially private, it will later be turned over to the city and will provide access to the new park. At the entrance to the neighborhood, an R+8 building marks the corner and stands out as a signal.
The project proposes a sober, elegant and durable architecture, and offers each inhabitant the qualities of use that are the strength of the operation: views, sunshine and a pleasant private or shared outdoor space.
Each unit has a balcony, loggia or small garden. In addition, large accessible and shared terraces with relaxation areas and vegetable gardens are located on some roofs.
The spacious and transparent entrance halls are naturally lit. They provide a privileged access to the planted passageway while protecting and controlling access. The majority of the units are double-oriented, bringing light to the living space.
