The redevelopment of 505 University Avenue enhances an underutilized property on Toronto’s University Avenue, in close proximity to Queen’s Park, the University of Toronto and the hospital precinct. The existing 20-storey mid-20th century office tower will be replaced by a 52-storey building with a 12-storey office podium and a residential tower above. Drawing from the modernist architectural style of the existing podium, it reuses part of the existing building’s limestone cladding, while responding to the proportions of the Queen’s Park vernacular with disciplined gridded façades and an offset tower plan. The dynamic interplay of solid walls and glazing, horizontal and vertical, create an elegant response to this important corner site.
