This residential building by developer Steiner NYC brings luxury, loft-style living to Manhattan’s East Village. S9 Architecture designed this 152,148-sf end-block building to blend in with the historic walk-up buildings characteristic of this neighborhood. This mixed-use development features 82 full-service condominium residences, with amenities including a roof deck, private terraces, a luxury lobby, pool, fitness facility, playroom, and parking, with retail at street level.
The East Village’s bohemian appeal derives from its eclectic retail and restaurants, and its side streets lined with 19th century residential buildings. 438 East 12th Street was carefully designed to cohere with this surrounding urban context. Alternating setbacks and masonry variations along the façade break up the building’s massing and echo the appearance and scale of neighboring Italianate row houses. A unified fenestration pattern reinforces an overall visual coherence. The use of imported Danish brick in red and gray alludes to the masonry and limestone cladding common to buildings in this neighborhood. Subtle cornice detailing and a continuous canopy in blackened steel make simultaneous reference to New York City’s residential and industrial building typologies.
The open interiors feature generous ceiling heights and industrial-scaled windows that provide protected views across this low-rise district. Residential amenities face into the central courtyard to take advantage of natural light. Blurring boundaries between indoors and outdoors, the courtyard and roof terrace offer over 8,000 sf of landscaped space by Future Green. 438 East 12th Street blends industrial and residential attributes to create lofts that feel at home in this corner of the East Village.
