While 405 West 53rd Street finds precedent in the city’s past, it projects a dense fabric for city living, melding maisonette, duplex, triplex and studio apartments in a cosmopolitan weave. Apartment tower flats, skip-stop duplex and triplex maisonette units are all served by street front and below grade self-park facilities.
As an extensive low-rise and mid-block project, the building replaces currently open parking lots and derelict structures with an optimistic premise drawn in part from Jane Jacob’s observations of city life. The maisonette’s street-side forecourts buffer domestic activity and afford direct street access to a full width ground floor and garden.
Stacking skip-stop, floor-through units on maisonettes and a below grade parking garage creates a building section of remarkable economy. Most units enjoy southern street side and northern court exposure with natural cross ventilation.
The folded glass 53rd Street façade offers views across and along the street, westward to the Hudson River and eastward for early morning light. Each of the folds in the concealed mullion curtain wall system maximizes the perception of each unit’s access to daylight and view.
The project has an informal quality that steps down the street, breaking down the scale of this 300 ft. long facade. The diversity of housing types offered avoids the homogeneity of much currently offered residential housing, providing variation of form both at street level and above.
