The project at 35 Dolores Street in San Francisco is a new four-story residential building on the site of a former car repair warehouse structure. The building includes 33 spacious condominium units with off-street parking spaces in a below-grade garage. The project has a mix of one-bedrooms, two-bedrooms, and three bedroom units, ranging in size from approximately 690 to 1,330 square feet. The building is set back from the front of the property line to permit stoops with direct access to second floor units directly from Dolores. The project replaces industrial buildings, which currently cover the entire site, with one that provides a new approximately 4,900 square foot rear yard, augmenting its neighbors’ common mid block open space.
