21 Garden Street will be a newly-constructed 8-story residential building, located in the Bushwick neighborhood of Brooklyn, New York. The project features a 22-foot-long cantilever overhang at the two penthouse levels, with retaining air rights from the neighboring lots. The light limestone-colored fiber cement rainscreen system ties this intriguing mass by giving it a monolithic masonry look. The windows are slightly angled towards a southern orientation - for better lighting conditions throughout the day. With brass-colored window frames, along with the dynamic depth of the shadows, it brings a unique texture to this industrial neighborhood.
The project intends to file an Inclusionary Housing Application with the New York City Department of Housing Preservation and Development and enter into a regulatory agreement that will provide for 11 of the apartments to be set aside for households earning no more than 80% of AMI. The inclusionary units will consist of 8 one-bedrooms and 3 two-bedrooms (seeking to obtain benefits under 421-a tax exemption programs).
