Urban Design Group led the design of a new mixed-use infill development at the corner of E West Street and S Charles Street in Baltimore, delivering sixteen luxury two-bedroom apartments, a 1,200 SF ground-floor retail space, and a nine-car parking garage. The project navigated dense urban constraints and required zoning variances from the Baltimore City Board of Municipal and Zoning Appeals to optimize residential density while accommodating retail and parking. Through careful site planning, community engagement, and close coordination with Glenbrook Properties and Whiting-Turner Construction, the team ensured seamless integration with the surrounding neighborhood, efficient construction phasing, and minimal disruption. The completed development enhances walkability, strengthens the streetscape, and provides high-quality housing and commercial space that contributes to the vibrancy and economic vitality of the area.
