The 3.8 million sq. ft 11 SKIES is a mixed-use project at SKYCITY, adjacent to Hong Kong International Airportand the Hong Kong-Zhuhai-Macao Bridge, and Tuen Mun-Chek Lap Kok Link. A collaboration between RLP Asia and Lead8, the development includes three Grade A office towers, and when fully open in 2025, it will be the largest retail, business and entertainment destination in Hong Kong. 11 SKIES is seamlessly linked to airport hotels, AsiaWorld-Expo and nearby airport facilities.
Sustainability and innovation underpinned the design and construction process. The project features one of Asia’s largest photovoltaic-thermal (PVT) installations, able to generate up to 200,000 kWh of electricity per year. It is also one of the first of its kind to incorporate AI technology into its electric vehicle charging system for dynamic load management, providing two of the largest high-power chargers in Hong Kong.
The retail centre has a 10,258 sq. ft. smart electrochromic skylight, creating a dynamic natural daylighting space that automatically tints throughout the day accordingly to the weather outdoors.
Protecting building occupants against poor outdoor air quality and aircraft noise was also a priority. 11 SKIES is targeting achieving the best quality thermal comfort, acoustic environment, visual comfort, solar control and indoor air quality performance. The project is now the first WELL Platinum Certified Core on the Hong Kong Airport Island.
