The Regina Giovanna 27/29 project transforms two existing buildings into a single recognizable architectural ensemble that respects the alignment with the historic avenue near Porta Venezia and enhances the continuity of the urban fabric.
Working with anonymous architectural elements from late nineteenth-century and early twentieth-century Milan, the project preserves the character of the context while reclaiming the quality of the spaces within the block, transforming them into an accessible and livable urban oasis.
The entire complex spans 23,000 square meters and houses offices with premium finishes and high energy performance. On the Regina Giovanna avenue frontage, it presents a compact six-story volume above ground level, which internally articulates around a multi-level courtyard and connects to a lower three-story structure through linking bridges.
The varying heights of the volumes composing the building, along with significant design interventions that have "carved out" certain sections in favor of others, have enabled the creation of internal terraces, vertically multiplying the tradition of Milanese courtyards. The generous terraces generated by the dynamic volumetric composition create an oasis of tranquility in the heart of the city, offering outdoor workspaces and and social areas surrounded by greenery.
Using contemporary technology and materials, the roof garden plays a supporting role in preventing summer overheating, while photovoltaic panels positioned on the less accessible rooftops with the greatest solar exposure increase the energy efficiency of the entire complex.
The new façade, composed of regularly spaced glazed modules and aluminum profiles, is characterized by a double-height entrance that gives the building a strong visual identity and creates a permeability that invites exploration of the interior spaces. The large entrance portal introduces visitors to the double-height atrium and a glazed internal courtyard, the distributive heart that also connects the complex to Via Maiocchi through a secondary entrance. The entrance system is designed to ensure smooth flow for multi-tenant users, enhancing accessibility and user experience.
The workspaces, flexible and multifunctional, foster collaboration and creativity, with a design conceived for wellbeing and productivity. Regina Giovanna 27/29 promotes a stimulating and cutting-edge work environment, reflecting the dynamism of contemporary society in a unique context such as Porta Venezia.
