That’s a Wrap: Kohn Pedersen Fox’s Tapered Tower Breaks Ground in Lower Manhattan

If you thought the current boom in high-luxury residential architecture in New York City was confined to Midtown’s “Billionaire’s Row,” think again. Construction has just broken ground on a sparkling new condominium in the heart of Tribeca, with the new skyscraper set to rub shoulders with SOM’s One World Trade Center and, eventually, BIG’s own “vertical village” of steel and glass built to house Rupert Murdoch’s News Corp. media empire.

Designed by Kohn Pedersen Fox Associates, the tapered tower at 111 Murray Street will rise 64 stories, its 792-foot spire forming a hierarchical “step down” in height between SOM and BIG’s soaring structures and the stacked brick lofts of Tribeca to the north and west. According to the architects, “The design of the building draws inspiration from the tailored lines found in contemporary fashion and the artful glass vases of Venice and Murano, Italy.” Its curving, wrap-like envelope bears similarities to KPF’s planned Pinnacle skyscraper in the center of London, which was a victim of the global financial crisis and has now been replaced with a new proposal by PLP Architecture.

The silhouette of 111 Murray Street appears more conservative by comparison, but no expense will be spared on the building’s interiors, with luxurious lobbies and residential suites being designed by architects David Rockwell and David Mann, respectively. Rockwell’s lobby adopts a contrasting aesthetic of anodized steel walls and travertine floors, while custom white oak floors and kitchen cabinetry — along with Calacatta Lincoln Marble walls and floors in the bathroom — make for a subtle yet sumptuous material palette throughout each apartment.

David Rockwell has also designed over 20,000 square feet of amenities for residents, including a huge lounge with fireplace and reflecting pool, a 75-foot lap pool framed by teak and stone lounges, and ample space for yoga and spa treatments. A professional demonstration kitchen complements a decadent dining room, which looks out over an enclosed private garden at the heart of the complex. Finally, landscape architect Edmund Hollander has designed a comprehensive scheme for the landscaping at the base of the building, set to feature a water fountain and artistic sculptures.
