HOW TO APPROACH THE ARCHITECTURE PROJECT IN A CITY WITH SO MANY URBAN REGULATIONS, AND ECONOMIC CONSTRAINTS?
For most of the real estate projects there are two major issues to solve; the economic constraints and the urban regulations; two factors that can affect the final result of the project. After that, we would say that the next step developers´ look for is to have an attractive building to be commercialized, and consequently, be able to make good business.
As a strategy focused on preventing to “sell the architecture soul” to those unnatural forces, the direct response becomes by the design of a truthful, and austere architecture. Austerity in architecture gives the possibility to focus existing resources on the most essential built space.
This building, located in a low income suburban area, is composed of 28 duplex apartments divided in two buildings. 14 of them have a ground floor access where are the common space extends to a private terrace. The other 14 have the common spaces located at the vaulted top floor. To link the two buildings the inner patio becomes the circulation area and the community space where the two buildings meet.
Although the constructive system can be really austere, the quality of the open spaces mixed with the internal amplitude, and a handcraft detail of the building’s vaults, we hope that apart from the developer’s income, the final user can get a better life quality through architecture.
