his home at the eastern edge of the Rocky Mountains, on a sharply sloping site amid rugged terrain, is distinguished by its dramatic mountain views. Taking advantage of the views, the renovation opens indoor rooms to the outdoors at three levels, engaging new spaces for outdoor living that step up and move around the house. An expansive wood deck for outdoor cooking and dining opens off the living room. At its west edge, a timber pergola, extending the interior timber structure, frames views of the Rockys’ highest peaks. The deck shares a two-sided kiva fireplace with an oval patio, which has direct access from the study. This leads to the project’s second phase: a stepped trellis to a flagstone terrace with hot tub, off a luxurious, enlarged second floor bathroom. The basement was finished and extended, creating a media room, a bar with adjacent wine room, and an exercise room with a new outdoor connection, below the deck.
The Zapkas love the crafts, art, and architecture of Santa Fe, and PB+A worked closely with them to bring that style through their home in the latilla (wood twig) doors and soffits, display nichos cut into sculptural stucco, Saltillo tile radiant flooring, and spiral columns with carved capitals that frame the dining room.
