Echoing the transformation of SoHo from industrial backbone of Manhattan to world-renowned residential and retail neighborhood, the project features expansive and highly detailed residences on the former site of a chocolate factory. XOCO 325 is a ground-up residential building over ground floor retail. Its cast-aluminum façade is a modern reinterpretation of the district’s historic cast-iron loft buildings. The top 3 floors step back from the street wall in a slate-clad manifestation of the endemic mansard roof to provide panoramic views of the Manhattan skyline. Sculptural concrete elements, custom plaster details and warm, natural-finished white oak pervade residences and communal spaces alike, while lush façade & courtyard landscaping integrates the built with the growing. Natural light floods interior spaces from full-height window walls at east & west. The project offers 22 residences over 10 stories. Each residence features custom sculptural plaster, ceiling heights from 10 feet in primary living areas, private terraces and balconies for most units, 7 1/2 inch-wide Austrian white oak plank floors, custom millwork and hydronic radiant heated floors. Amenities include a 24/7 concierge / doorman, fitness studio with a wall of windows overlooking a private garden, private storage and private bicycle storage.
