World Trade Center Biotic: a new urban dynamic
The materialization of an adaptable, integrated architecture attuned to its time
The WTC Biotic project, developed by ARCHITECTS OFFICE for the new Parque
Tecnológico de Brasília district, represents a new approach to contemporary urban design.
Inserted into a masterplan conceived by Carlo Ratti Associati in 2020, World Trade Center
Biotic is a mixed-use complex that brings together offices, residences, hotel, retail and
shared spaces within an integrated network, promoting more efficient land use and
encouraging coexistence among different urban functions.
More than a group of buildings, WTC Biotic is an urban experience – a manifesto in favor of
cities that operate at different rhythms and languages, functioning as open, adaptable,
diverse and integrated platforms. This logic materializes through the overlap of uses, the
continuity of public spaces and the possibility for different programs to share the same
infrastructure, allowing the complex to operate across varied schedules, dynamics and
intensities of use.
The design process was guided by attentive listening and the sensitive translation of
aspirations and transformations that AO proposes for the present – and for a more
connected, resilient and diverse future. The proposal stems from the understanding that
building is not merely about erecting structures, but about transforming realities, activating
connections and fostering new forms of belonging.
Architecture and urbanism in transformation
The concept of “reprogramming” lies at the heart of this vision. To reprogram is to break
away from rigid zoning between living, working and moving – and between architecture and
urbanism. Biotic proposes a new urban ecosystem, where different uses intertwine within a
single living framework. Nothing stands alone. Everything is interconnected.
Reprogramming also means rethinking time and use. It allows a building to change function
over the years without losing its integrity. For this reason, the project adopts a modular
structure based on an 8 x 8 meter grid, enabling flexibility, resource efficiency and intelligent
maintenance. Standardization rationalizes the construction process and facilitates future
adaptations, allowing buildings to evolve alongside changing user needs over time.
The site strategy respects the topography and surrounding context, preserving natural areas
and encouraging integration between built form and landscape. The horizontal configuration
of the volumes enhances permeability between spaces, while the buildings are connected by
a continuous, organic plane that acts simultaneously as floor, wall and roof. This unique
architectural surface, designed by AO, organizes circulation, creates shading and
establishes spatial continuity among the different volumes, shaping the pedestrian
experience throughout the complex.
Real, pragmatic sustainability
The project is based on a singular condition: a building of extensive horizontal reach —
approximately 250 by 250 meters — with extremely restrained height. This radical proportion
inverts traditional hierarchies of vertical architecture, guiding the reading of the project not by
elevation, but by levels, contours and the relationships established with ground and sky.
From an environmental standpoint, the project incorporates passive strategies grounded in
essential architectural principles such as solar orientation, shading and natural ventilation,
combined with active sustainability solutions. Reduced slab depths optimize daylighting,
while perimeter terraces and brise-soleils contribute to thermal control. Green roofs enhance
thermal insulation and accommodate water harvesting systems and solar energy generation.
Each decision aims at energy efficiency, comfort and durability.
The architecture is organized as a large continuous surface — an architectural mantle that
connects all buildings and adapts to the topography, varying its materiality and performance
according to height. At higher levels, closer to the sky, technological and enclosure systems
are concentrated, with a strong presence of photovoltaic panels that fully leverage the
energy-generation potential afforded by horizontal occupation. At lower levels, where
architecture meets the ground, this surface dissolves into the plaza, incorporating terraces,
lawns, planters and vegetation, promoting continuity between building and public space.
The proposal reinforces the coexistence of architecture and nature through the preservation
of green areas and the creation of shaded paths, enhancing environmental comfort and
shaping a healthier, more resilient urban environment.
Between earth and sky, an intermediate transitional layer emerges, marked by pergolas and
stepped terraces that filter light, create shade and remain open to weather and climate. The
project avoids abrupt cuts, instead working with gradual transitions, almost like a gradient. To
achieve this, AO draws on techniques from other fields of knowledge, such as dithering from
computer graphics, using fragmentation and recomposition as a strategy to merge distinct
systems and make legible—within the building’s very design—the curvature of the mantle
and the gradation between ground, shade and technology.
By concentrating different programs in a single place and articulating with the Parque
Tecnológico de Brasília, Biotic strengthens the Federal District’s role as an innovation hub.
The project boosts the local economy and connects the city to global technology and
business networks, offering urban infrastructure aligned with contemporary challenges.
At WTC Biotic, architecture is conceived as a continuous, adaptive system, in which each
layer responds to specific conditions of height, use and climate. More than an isolated
object, the project proposes an architecture of transitions, capable of integrating
environmental performance, public space and infrastructure into a single, cohesive gesture.
