Will No 16 is a residential ensemble of five urban villas set within a park-like landscape in Munich-Harlaching, one of the city’s most exclusive garden districts. Located on Willroiderstraße at the corner of Harthauser Straße, the project is embedded in a mature grove of old trees, directly adjacent to the Isar meadows, offering an exceptional balance between urban living and natural retreat.
Designed by blocher partners following a successful investor competition, the development occupies an approximately 9,000-square-meter site and comprises five compact villa buildings with a shared underground car park. Rather than maximizing built volume, the design deliberately preserves the generous green surroundings. Five cubic structures, housing a total of 28 apartments and two semi-detached houses, are positioned geometrically within the landscape, drawing on the restrained language of classical modernism.
The staggered arrangement and varied orientation of the buildings create a strong sense of individuality and ensure that each unit reads as a private villa rather than part of a large residential complex. Apartments range from 1.5 to five rooms, spanning 40 to 200 square meters, while the semi-detached houses offer approximately 280 square meters of living space. Flexible floor plans allow for customized interior layouts, with a strong emphasis on privacy, acoustic comfort and visual protection.
Through carefully articulated volumes, roof terraces and a meandering network of garden paths, the ensemble fosters a close relationship between indoor and outdoor spaces. Architecture, landscape and garden are composed into a calm and refined living environment, where exclusivity is defined not by density, but by space, nature and discretion.
