Overview
West Cork Arts Centre is to
be relocated to a new infill site, on which there is a derelict bakery building
at present. Centrally located in the centre of Skibbereen, the site occupies an
atypical situation at the centre of a block with no direct street frontage. Access
will be provided across a new dedicated bridge and via an existing covered
laneway.
It is proposed to demolish
the existing four storey bakery on the site for the following reasons:
-Inadequate floor plate
width to accommodate desired functions
-Bringing the external
walls up to current insulation standards will be costly and will reduce
available floor area further.
The new building will
occupy a compact footprint in order to provide a new public space in front of
it.
SiteThe ‘landlocked’ site is located
away from the principal streets and does not form part of a continuous
streetscape. This presents an opportunity for a unique, standalone building
with a strong but discrete presence. In response to the backyard character of
the immediate vicinity, the intention is that the building with be understood
as a compact and pristine volume with an attractive public space in front of
it.
Public
Space
We have identified an important route through the site
which we wish to consolidate by the placing of a public space, or entrance
forecourt in front of the building. This will provide an attractive sheltered
space away from traffic and the ideal spill-over space for a building which
will accommodated many, and diverse users and audiences.
The precedent of height set by the existing bakery
provides a useful point of reference. At over twice the floor area of the
bakery building, the new building needs to be slightly taller in order to leave
enough site area for the proposed forecourt.
Visibility
The upper
floors of the building are offset from the ground floor and hang over the Caol
Stream for the following reasons:
Improved daylighting to the
forecourt in the afternoon and evening
To distance the building from
its south and west boundaries.
To improve the visibility of
the building from Main Street.
Broader ContextThe axis
established by Levi’s Quay creates a line of site from the overhang which runs
across Main Street, Levis Quay, across the new pedestrian bridge and all the
way to the mountains in the distance. This long-view provides a happy
counterpoint in the built-up centre of the town.

The upper floors are accessed from a principal
accommodation staircase, and lift. There is also an external staircase, which
provides extra-hours access to the Artist’s studios as well as a secondary fire
escape for the whole building.
