Responding to the two different scales and speeds at which the site currently operates, our proposal for a mixed-use building examines the duality of shifting conditions and sets up a new environment for its 'live and work' residents. Through spatial organization and material articulation, the building merges these two conditions and creates a hybrid program for both public and private use of the building. Addressing the commercial street front along the West Side Highway, our proposal introduces a faceted, metal-structural system for office space. It gradually transforms into a monolithic and fluid, concrete construction system for the 'live and work' residential units towards the High Line Park front.
