In the Waterbuurt Oost area of IJburg we designed a water house with a smart floor plan to create the maximum floor space possible for this area by using a split-level construction.
 
The typical building form reflects the interior circulation of the split-level floors. The distance between every floor is less than 960 mm to avoid having unpleasant banisters. At the end of the circulation sequence you will find a roof terrace with has an overwhelming view to the surroundings. The facade and the windows are white to optimize the effect of shadows and to subordinate the different materials.
