SABA led the design team in the extensive renovation of a 135,000 SF 5-story 1930’s-era building on Seattle’s waterfront.
Phase-1 work valued at $14 million was focused on upgrades to the building’s infrastructure. This work included gutting the building’s interior, seismic upgrades to meet current codes, a completely new HVAC system, and provision of a new electrical service. Seismic upgrades had to consider the building’s 80 year old piles and the site’s liquefaction zone.
Phase-2 valued at $6 million involved aesthetic upgrades to the building’s interior and exterior. The work which just completed in March 2011 includes the creation of a two story atrium and lobby cut through the 120’-0” width of the building affording tenants and pedestrians dramatic views of Elliott Bay and Myrtle Edwards Park. Exterior work includes a new entry canopy, building signage and the rework of the exterior curtain wall to enclose what was previously outdoor space and to better define the building’s entrance. Apart from the lobby, interior improvements include the design and staging of sample labs and offices to help future tenants visualize their potential spaces.
