The ground area of the Wanrui-Tong Hui River Project is 500m long with a long and narrow shape. The depth at the narrowest place is only 17m. On the north side is Tonghui River, which enjoys wide water landscape, and the surrounding buildings have cellular pseudo-classic architectures and are small in volume. The overall tone of building is gray, and the layout of the plot seems disordered and less interesting. The buildings fully extend towards the north in order to sufficiently use the wide water landscape on the north side. In addition, the long and narrow ground area is divided into three sections from west to east. Specifically, the west section is close to the exit of a highway in the CBD direction and has large footfall. Thus, it is arranged with the most active catering space. The middle section can be both active and static; thus, the first and the second floors have businesses, and the third and fourth floors have hotels. The east section has a private four-floor independent unit which meets the market demand for private lounge and high-end restaurant. To maximize the business value of the third and fourth floors, the third floor of the dining area in the west region is arranged with an open corridor. Both ends of the corridor have escalators that take people from the first floor to a high area for consumption. A set of escalators at the main entrance hall in the west section bring people to a garden catering bridge on the roof where people can enjoy sunshine, a waterscape, and overlook the tall buildings in CBD.
基地为狭长线形形状,长达500米,最狭窄处进深只有17米。北侧为通惠河,有很开阔的水域景观。周边都是单元式,小体量的仿古建筑,建筑整体色调灰暗,整个地块布局显得零乱,缺乏趣味性。为了充分利用北侧开阔的水域景观,建筑往北向充分展开。并将狭长的基地自西向东分成三段,西段紧邻CBD方向高速出口,客流量大,因此布置最为活跃的餐饮类空间,中段动静两宜,故首二层布置商业,三四层布置酒店。东段则提供相对私密的四层通高的独立式单元产品以满足私人会所,特色高端餐饮的市场需求。为最大幅度提高三层四层的商业价值,在西段的餐饮区的三层布置了开放的连廊,连廊两端设自动扶梯将首层的人们带到高区引发消费。而位于西段主入口大厅内的一系列自动扶梯可将人们引向屋顶的花园式餐饮天街。在这里,人们可以享受阳光,水景,远眺中央商务区的高楼林立。
