The narrow and long plot in Zieleniewskiego street (formerly Wandy street) has constituted industrial land to date, left unused for a long time and spatially degraded to a large extent.
The construction activities currently under way in the area are aimed at revalorisation of post-industrial spaces and endowing them with the functions of residential and service structures as well as features of urban architecture.
The buildings in Zieleniewskiego street are to form its frontage, which – during further extensions of residential areas towards the east – will most probably constitute an area of relatively large development intensity. Under such conditions, it is important to bear in mind the principle of spatial structures and urbanist interiors ventilation. The uninterrupted communication routes joint with the use of pedestrian routes and passages also plays a key role in the accessibility of neighbouring units.
The development course has been divided into three segments, with cross-section passages and the terraces of second-storey flats located above. This allow for introducing a large amount of greenery into the development outline, directly next to individual flats.
The style and aesthetics of form are to some extent based on the principles of shaping residential developments in the 1920s. At the same time, prefabricated elements, in the form of reinforced concrete slabs fixed to the facade on steel slings, have been introduced. Large glazings in residential interiors, halls and service zones are to add lightness to these monolithic, reinforced concrete facades.
The black and shiny surface of ceramic tiles is to act both as a contrasting and background element for the reinforced concrete walls, while balancing their homogenous character at the same time, by means of reflecting the sky and sunlight.
