Block 44, located at the intersection of Westlake and Mercer streets in Seattle’s booming South Lake Union neighborhood, is designed to be a highly flexible commercial office building and through strong urban and architectural design, enhance the neighborhood’s urban fabric. The 400,000 SF project includes two buildings united by an overhead bridge connection and open-air canopy that includes a mix of public and tenant open spaces. Working hand-in-hand with Vulcan and Amazon, Block 44’s tenant, the overall solution was crafted from the inside-out to provide an optimal, flexible workplace environment that is pedestrian-friendly, servicing both the neighborhood and tenants.
The mid-block link activates the ground plane and features an open-air canopy that provides weather protection and creates an outdoor oasis within the neighborhood consisting of water features, green pathways and wall gardens, public seating, restaurants, and retail.
