The project.
This project is the result of winning a competition of social housing. The project intentions relied on two factors: the sustainability and the sociability of the set.
In this way, the proposal combines the pre-existing structures and conditions of urban development, to interact with the way of life of the users.
City. Interaction architecture - surroundings.
It's a plot at corner, located between the streets Aubarca and Cubells in the Can Misses area in the town of Eivissa.
First intentions are faced with the absence in the references, both architectural and natural environment. The absence of a qualified next environment forces us to think an urban and social discourse as the project guide.
On the one hand, we try to give a response to the complex surroundings by raising a building with an own geometry, responding to disposal in corner with a volume that can be read as an independent piece with enough character, a volume of different heights that make the most of solar orientation and ventilations and where the game between empty, hollow and interior court gets the maximum use of the space
The project developed a program of subsidized housing. The rigorous rules in this type of public promotion determine the number of rooms and the minimal surfaces. The result are 14 houses between two- and three-bedrooms with a parking basement with storage rooms.
The only central core leads to all the housings. The result obtained from this central core and the exterior covered walkways facilitates cross-ventilation and the release of the elevations, giving rise to a dynamic outside skin where are located the main parts such as lounges and rooms and a face inside, much more intimate, and that resolved all service areas such as kitchens or bathrooms. The large windows give the main rooms look spacious and luminous.
Internal external duality is emphasized due to the contrast between the outer white and touches of red on the inside. Thanks to its spiral form the differents housings are allowed to have free exterior spaces such as terraces and gardens.
Way of life. Interaction architecture - user.
In the Mediterranean culture the transition between the public and the private spaces, has always been understood as something sequential, where the intermediate spaces like the interior courts or the covered streets, the porches or the pergolas, have a very important role as spaces where people interact.
With this intention the building access is promoted from both streets generating a traffic between them and giving to the interior court the aptitude to stir the social life into action between the neighbours. The outdoor sidewalk pavement enters the courtyard, and accompanies the user by the stairs and walkways up to the door of his home.
Economy and sustainability .
Sustainability encompasses aspects both social and economic,that are the aspects that guide urban and typological decisions of the project.
Nowadays architecture needs to find an intelligent economy of the resources, since the construction is one of the activities which wastes more energy and produces more waste.
In social housing, should avoid the technical sophistication and seek more linked to traditional architecture systems. It is in this Mediterranean climate where get more importance these climate control systems liabilities: sun protections, good directions, cross vents...Systems that are easy to promote, as in this case, with an alternative system of energy production with solar collectors for domestic hot water.
The courtyard, with an ambiguous character between interior and exterior, as well as articulate the whole project, promotes the building to breathe, giving homes with double orientation and cross-ventilation. The windows from floor to ceiling, apart from avoiding lintels, favor the diffusion of sunlight reflected on the floor, improving in quality and quantity the light feeling. White color reflects the excess of solar radiation...
In short, Economy and sustainability taking the most advantage of the passive systems, but also promoting the social values and comfort typical of our architecture.
