Located within the exclusive enclave of Punta Espada in Cap Cana, Villa del Mar (Fundadores de Golf 11) exemplifies the refined residential sensibility of Acebal Canney Arquitectos & Asociados. This villa seamlessly blends architectural precision with an organic approach to luxury living, taking full advantage of its privileged setting in the Dominican Republic’s eastern region.
Inspired by the birds that glide over the sea, the villa’s rooflines and architectural movement evoke the elegance and fluidity of flight. From the moment one steps inside, the design invites a progressive sensory experience—beginning with a framed living tableau seen through the entrance window, unfolding into a sequence of connected spaces that emphasize natural light, horizontal lines, and spatial fluidity.
Designed in an "H" shape, the residence harmonizes with the Caribbean landscape, using reflecting pools and native vegetation to blur the boundary between architecture and nature. The layout ensures a fluid integration between indoor and outdoor living—every room is positioned to offer views of the Punta Espada golf course, with special attention given to the flow of air, light, and views across the property.
The villa balances comfort with elegance. The lower level features expansive common areas that appear to float above reflecting pools, leading to a central swimming pool that opens to the golf course. On the second level, private bedrooms connect to green roofs, offering increased privacy, enhanced insulation, and a unique visual dialogue with the surrounding foliage.
A playful and unexpected element of the project is its miniature version: a guest casita tucked into one corner of the site. This self-contained structure includes its own scaled-down pool, echoing the main home’s design in a charming gesture.
Materially, the home blends warm, elegant textures with modern lines—wood, stone, and neutral tones echo the surrounding environment, while clean geometries emphasize the villa’s contemporary profile. Every spatial decision was guided by a desire to honor the land: from the careful orientation of rooms to maximize views, to the deliberate integration of water, greenery, and breeze.
