A Municipal Detailed Spatial Plan has been adopted for the area in question, following the existing geometry and the concept of a garden city in its urban design. The site is bordered by the Paka River to the northwest, Kidričeva Street to the southwest and southeast, and Kardeljev Square to the northeast.
The planned development consists of four towers arranged in an orthogonal geometry, staggered along the green riverside corridor, and built atop shared underground basement levels. At the ground floor level, three of the towers feature extended bases designed geometrically to enable cross-connections to existing urban pathways, creating a central green urban square.
The towers vary in height: the two taller ones have 12 floors, while the other two have 10 and 8 floors, respectively. Altogether, the four towers accommodate 169 residential units, with the three extended ground floor bases housing four commercial spaces and a kindergarten.
The façades of the towers are characterized on three sides by a sequence of balconies, which are occasionally interrupted or enclosed. Between these vertical segments, a dynamic pattern of solid, void, and green elements emerges. The façades of the towers facing the boundaries of the site—Kidričeva Street, Kardeljev Square, or the Paka River—are more restrained, with fewer openings and a more uniform appearance.
Parking is largely removed from the ground level and relocated to three underground basement levels.
