The consortium comprising MUDO Architects and Zhejiang Tianran Architectural Design Co., Ltd. emerged victorious in the 2023 Ouhai Digital Innovation Technology Industrial Park international competition with their forward-thinking vision. Positioned as a mega-scale urban industrial complex, this project spans five plots, boasting a total gross floor area of approximately 371,000 square meters and a total investment exceeding RMB 2 billion. The project is designed to respond to the developmental needs of the industrial new town in Ouhai Economic and Technological Development Zone, integrating a multitude of functions including industrial manufacturing, R&D offices, technology innovation services, scientific research exhibition, commercial facilities, residential living, and education. It aims to construct a modern, ecological, intelligent, and innovative industrial community that seamlessly integrates "production, ecology, and life."
Core Concept: Layered City, Green Intellectual Valley
Guided by the vision of "Layered City · Green Intellectual Valley," the design proposes a strategy of "Shanshui City-Building · Three-Dimensional Urbanism," dedicated to creating a science and technology innovation park that is people-oriented and harmoniously integrated with the natural landscape. The planning establishes a spatial structure of "One Street, Four Gardens · Ecological Ring," forming architectural clusters that coexist with the ecology. Empowered by the "Cloud Integration & Digital Transformation · Information Platform," the design facilitates a transformative upgrade from traditional "manufacturing" to intelligent "manufacturing."
Intelligent Layout: Rational Grid, Organic Growth
The project site is deeply interwoven with the river landscape. The design establishes a rational and efficient grid system based on the river course and road network: the transverse axis resonates with nature, while the longitudinal corridors connect to the city. The architectural layout adheres to the principle of "taller on the exterior, shorter on the interior; cohesive on the exterior, relaxed on the interior." High-rise buildings are arranged along the urban interface to shape a modern image and visual corridors, whereas low-density settlements open up towards the river on the natural interface, creating a rich urban skyline and a welcoming waterfront scale. A central "Sky Street" and corridor system effectively link the five plots, fostering a vibrant industrial park core and street alleys and squares around the central landscape belt.
Spatial Highlights: Three-Dimensional Gardens, Multi-Dimensional Permeability
The project's highlight lies in its multi-dimensional, three-tiered aerial garden system, offering multi-layered landscapes and resting spaces. A pedestrian-friendly framework constructed at an elevation of 6 meters links the plots, forming a three-dimensional urban garden. In areas adjacent to the river, multi-story buildings are arranged in a staggered manner along the waterfront. Through outdoor platforms, landscaped atriums, and multi-dimensional integration with the riverbank, the architecture harmoniously blends with nature and the green veins along the waterfront, creating a vibrant atmosphere in the waterfront district.
Innovative Products: Flexible Adaptation, Efficient Vertical Industrialization
In response to the diversified market demands, the product adopts a "L+M+S" (Large, Medium, Small) area combination model, enabling flexible leasing options and forming a closed-loop industrial chain. An innovative "vertical industrialization" strategy is proposed, incorporating "vertical segmentation to adapt to industrial types," effectively addressing the efficiency issues of industrial land under high plot ratios and enhancing the economic benefits of high-rise factory buildings. For multi-story factory buildings, the column grid is optimized (no less than 8.4m) and scaled according to production requirements, ensuring production flexibility.
Iconic Image: Ecological Facades, Core Engine
The facade design balances ecology with iconic presence. Multi-story buildings feature staggered and projecting platforms, creating a rich and three-dimensional landscape interface. High-rise towers are sleek and upright, with the middle volumes staggered to form aerial gardens. The spiral-shaped conference center and exhibition hall, located at the heart of the project, is particularly striking. Its form seamlessly integrates with the corridors, and the spiraling exterior symbolizes the upward trajectory of the industry, becoming a regional iconic landmark and an industrial engine.
Project Vision: A Super Gateway, A Vibrant Hub
The Ouhai Digital Innovation Technology Industrial Park aspires to become a comprehensive, eco-friendly science and technology innovation park that gathers diverse industries, embraces an international perspective, and converges innovative technologies. Through efficient spatial planning and industrial layout, the project will fully leverage regional advantages to construct a super gateway for future industries. It will seamlessly integrate into the city with a natural and poetic demeanor, invigorating the community and emerging as a captivating new urban hotspot.
