A South Williamsburg brownfield site was selected for this mixed-use project. The structure provides shared facilities for the inhabitants such as a day care, gym, theater, library, community gardens and bocce courts. It contains 48 duplex units and 8 ground floor units each with 2 or 3 bedrooms. The duplex units take advantage of double height space and are carefully planned to embrace day lighting and views while isolating private spaces within the inner core. Elevator systems have been optimized to act under skip stop conditions and hallway space has been limited as much as possible. The building has a southern orientation to take full advantage of passive solar heating, while the metal bris soliel system eliminates glare and allows for privacy without needing curtains. The site is sloped and therefor the base level contains several separate retail spaces to encourage community interaction while also maintaining a safe separate environment for the inhabitants of the residential portion of the building. Also below grade lies a fabrication shop which provides jobs for the inhabitants as well as the neighborhood and allows for a complete mixed use environment that the Brooklyn culture thrives on.
