Nakhshab Development and Design’s Union-4 presented its share of challenges to the NDD team. Located in the Banker’s Hill neighborhood of San Diego, the property was originally purchased with the intent of restoring the historic building that sat at the front of the site. After months of research into the possible historical significance of the structure, Principal Soheil Nakhshab discovered that the house was built in 1888 by Fred W. Osborne, an important character in the development of San Diego’s early construction industry. The design that Union 4 ended up taking on would be to make the existing structure the focal point of the project and build additional modern units that took advantage of downtown and blue water views.
The development plan was for three additional units added to the rear of the property and the clean lines and simple materials used on the new structure artfully complement the existing historic home. The three new units offer views of the San Diego harbor, open concept living space, and the modern aesthetic NDD is known for. The project offers four families the chance to live in a sustainably built home with a community gathering space, easy access to public transportation and local shops and restaurants, and a non-existent electric bill offset by their own set of roof top solar panels. Union-4 is an excellent example of what the NDD team does when they are given the opportunity to design, engineer, and build a project from concept to completion.

The rear units are outfitted with floor to ceiling windows oriented to maximize views of the San Diego.
The two units on the second floor each have a mezzanine level that adds to the open concept design and allows for the downstairs living space’s soaring 17 ft high.
All four units can take advantage of a shared barbecue and gathering space. In addition, the top floor penthouse has a private deck and the existing home has a private front yard.
Each unit will have a separately metered photovoltaic system, which will offset nearly all of their energy use and make their electric bill practically non-existent.
The central Banker’s Hill location ensures each tenant has easy access to public transportation, public parks, and local shops and restaurants.
