This 2-bedroom, 1,000 s.f. unit, located in a former printing facility, checked all the boxes for a young couple looking to buy their first apartment:
- Central location - just steps from public transportation and all that New York City has to offer
- 12' ceilings on the 20th floor with 2 walls of 10' high windows featuring stellar views of the East River and midtown
- Historic building with a 24-hour doorman and newly renovated lobby, elevators and corridors.
So what's not to like?...
The sad, original lay-out with inconvenient circulation didn't maximize the views, blocked natural light from the interior living areas, and seriously lacked any reasonable storage space.
To fix these problems, Daedalus Workshop LLC envisioned a gut renovation that would create one large room composed of elements that loosely define smaller zones within it. Pockets of storage are carved out from each area, taking advantage of the ceiling height, while still allowing natural light to penetrate the entire space.
A 32’ long entry corridor was transformed into a Library Hall for the couple's book collection and was furnished with customized, store-bought shelving elevated on wheels for easy moving. Closets in the hallway, easily accessed by sliding, barn-style doors, support a double-row of hanging rods on one side, with shelving and hooks for utility storage on the other.
Originally located near the Kitchen, the Bathroom door was replaced with floor-to-ceiling sandblasted glass (flooding the Bath with morning light!), and then relocated to the Library Hall, allowing space for a full-height linen closet within the Bath and room for an over-sized walk-in shower. Hidden above the entire 6' x 8' footprint of the Bathroom is a loft-storage space, accessed from a door over the frosted glass window.
Elsewhere, the open-plan Kitchen allows views to the whole apartment, as does an elevated 'Loft-Office' outfitted with overhead and base filing cabinets, and a desk area, cleverly placed on top of the Bedroom closet ceiling.
Except for the Bathroom, all of the interior walls were held to a height of 7’-4”, essentially creating one large room to emphasize the 12’ ceiling and expanse of 10’ high windows. An assembly of columns, beams, partitions and custom millwork supports aluminum blinds that can be adjusted to conceal shelving and media equipment or define smaller areas without diminishing the apartment’s overall volume.
In addition to the space above the Bathroom, more concealed storage is found below the Loft-Office, and through a combination of custom cabinetry and adapted, store-bought pieces designed for the Bedroom and Living Room
Throughout the apartment, industrial materials such as aluminum, exposed steel and stripped metal are complemented by oak flooring and cabinetry, granite countertops, a rock garden and furnishings in accent colors of orange and green, all of which reflect the building's industrial past with a decidedly minimal, yet warm and inviting attitude.
