MMA was asked to substantially renovate a large Italianate manor house in a lush Gulf of Mexico location. Concurrent with a two-phase architectural program, MMA helped manage a complete landscape revision including a new boat dock and other site services.

The client wished to give the original house the European character it was lacking from the original architect’s execution, to make several spatial and floor plan configuration improvements, and to strengthen the inside-to-outside connection. In addition, a phase-two component included a new pool and pool house renovation.

MMA fulfilled the client’s wishes by re-establishing the architecture’s pedigree with all new doors and windows, correctly proportioned in African mahogany. New larger openings between rooms and the spacious veranda expose the interior to beautiful waterside views, while connecting family members to the new pool and pool house. A revised kitchen—resplendent in white cabinets, water tile, and pale stone countertops—echoes the sunny Florida landscape, while new interior millwork and ceiling mouldings give the house the proper visual weight.

At the pool house, MMA designed custom full-height shutters in African mahogany that allow for various degrees of visual privacy, while echoing some of the Italian detailing in the transom windows.
