NORR and LG Development are collaborating on a new residential development in Humboldt Park at 1744 North Western Avenue, adjacent to the Bloomingdale Trail in Chicago, Illinois. The development includes
multiple residential floors on top of a podium deck comprised of retail space, parking spaces, bike storage, loading berth, and required mechanical services on the ground floor. The current zoning through the
City of Chicago Planned Development process assumed a base zoning of B3-5 with a total FAR up to 5.0 pursuing adjustments through various TOD bonus programs.

Ground floor retail extends up to the second floor, and offers the first public retail space directly off of the Bloomingdale Trail. Most of the units have exterior balconies with a mix of masonry, metal, glass and plaster cladding materials on the exterior. The building has a strong visual and physical connection to the Bloomingdale Trail on The 606.
