The Clipper Mill community contains a unique sense-of-place, created in part by the preservation of the site’s history. To maintain the site’s contextual character, the original shell would remain while a new building would be built inside the shell, adding density and value to the property. The Tractor Building is an adaptive re-use development of a former historic manufacturing building. The existing 30,000 square foot shell includes load-bearing masonry walls with arched window openings, steel framing, exposed trusses, and large glass monitors on the roof of the high-volume space. The mixed-use program includes residential, office, and an innovative parking solution. On top of the parking level, a 1-story creative artisan offices pair nicely with the residential amenities on the first floor and the wood-framed residential structure above. The creative office/artisan spaces are accessed by a pedestrian walk inside the existing building. The residential units are high-volume loft units that provide a mezzanine within the unit, complying with the code definition of a story.
