The crossroad at the Tutzinger-Hof-Platz has always been one of the most important intersections in the center of the city Starnberg. Strong juxtapositions characterize the place: the idyll of a little stream directly borders the noisy setting of traffic. Originally, this place was occupied by one of the oldest villas in Starnberg. Part of the prestigious complex was a garden with fountain, garden house and dance floor. Varied conversions and annexes, commercial uses as well as the changing road layout destroyed the entire space over the years until the complex had nothing left to spare.
A competition decided on a new residential and commercial building to be constructed as the central building block for a newly arranged and upgraded city center.
The permeable building structure dissolves the previous compartmentalizing effect of the original building along the Georgenbach. The new house is structured along three parts and is connected to the conceptual design of the historical building. At the end of Wittelsbacherstraße, the succinct and finely detailed plaster building with a flat-sloping roof forms the urban development's reference point. This is where the commercial areas are arranged, behind which apartments are situated on the private green - the two building structures are connected by a terraced central building at a small square. From here leads a new pedestrian bridge to the northern bank of the Georgenbach.
