Four new town homes were built and quickly snapped up in Midtown Memphis, TN, as developers increasingly focus on constructing missing high-density housing in the city's residential core. The 6,800 sf infill lot is sited between the recently revitalized Overton Square Theatre & Entertainment District and Memphis' historic Overton Park, on a 6,800 sf infill lot which previously housed a single house in advanced disrepair. The design incorporates the immediate urban context of midcentury apartment complexes and single-family bungalows over three stories, reserving the ground floor for private garages to minimize parking pressures. The gabled roof and sealed wood/ board and batten siding offer textural nods to the neighboring homes while large exterior balconies invite outdoor communion with the neighborhood. Blighted and uninhabitable single-family homes are a common sight in the neighborhood. This project provides socioeconomic density, high-quality new construction, and economic stability in the place of one such previously inactive site.
