A 450m2 site had to be optimized with very strict municipal coding requirements to fulfill the commercial guidelines. Three underground levels resolve the parking space for a project that contains 23 90m2 apartments.
We tried to minimize the impact of the internal circulations to fulfill the architectural program that was required by the client by also providing comfortable and useful communal spaces.
Facing the street, the building tries to give some space to the city by opening all its front width as a small plaza that allows for a continuous sidewalk that is not very common in the area.
At the terrace, the green spaces are very generous and they allow to have optimal use of the building´s footprint to provide the city with an urban green space that is also very rare for a high density part of the city.
