A new innovation hub is housed in an existing tilt up construction warehouse. The 21,000 square foot co-working space includes open work areas, two shared kitchens, meeting spaces, private offices and a large gathering and presentation area for events. The 14,000 square foot sister makerspace and prototype lab is an incubator for hardware start-up companies offering 3d printers, CNC machines, laser cutters, wet labs, and a metal and wood workshop.
Spaces were opened to expose rafters, concrete floors and walls, and large steel structural elements. A row of large skylights brings natural daylight deep into the open co-work space. Roll-up garage doors allow various spatial configurations.
Wood slatted screens are carefully choreographed throughout to delineate space while maintaining an expansive feel. The rhythm and spacing of the slats are tuned to vary porosity and visibility according to program needs.

Eight small, fully glazed meeting rooms are organized in a matrix forming a box-within-a-box configuration. The transparency ensures even, subtle northern light. Circulation lies within the interstitial space between the boxes.
