The building is located in a piece of land of unusual proportions (9.10mx 49m) in a growing area of the neighborhood of Villa Crespo, Buenos Aires.
The main premises on which we worked when developing the project were functionally programmatic flexibility and qualifications of the indoor-outdoor relationship.
The general arrangement of the buildings units emphasizes the introverted character of them. The project is composed by fifteen units, mixing typological varieties, stratified by section plane. On the ground floor, a shop interacts with the sidewalk, while the interior is resolved by 2 room’s apartments related to internal courtyards. On the first floor, also looking at their own courtyards, are the studios, and in the second floor are the 1 or 2 bedrooms duplexes with their own terrace. The flexibility which is arranged makes it the user who defines their use and organization, the units can be used both as a work space and as a place to live.
Taking advantage of the depth of the terrain, the building is resolved through three independent blocks linked by a common external circulation at the ground floor. A block at the front with double ventilation units and two internal blocks facing the courtyards. These two are arranged so that optimize service and circulation in the center them. Arranged perpendicular to the terrain, at both side of the core, the units is placed so as to capture the biggest amount of natural light and ventilation possible. Following the premises established, all of them have their own expansion which is over 25% of its indoor surface. On the ground floor using the land and the upper units using roofs of the lower units. This staggery also ensure proper lightning to the lower levels as it function as an air lung for the building.
The materials used are a reflection of the search for a simple minimalistic character. Conceived as a pierced mass, the exterior alters its brightness depending on the degree to which is exposed. The heavy white projected plaster image, contrast with the permeability and brightness of white glass and slatted micro perforated galvanized shades. Inside the warm wood floor, concrete ceilings and white walls and furniture, harmoniously framed the influence of external light.
